Complete loft clearance and cleaning
Everything carried down and taken away, with anything you want to keep set to one side first, then the loft cleaned.
Lofts fill up quietly. Boxes from the last house move, old furniture, offcuts from past building work and insulation that has turned grey and lumpy all end up above the ceiling. Our loft insulation removal and clearance service takes the space back to bare joists, or to a clean base ready for the next job, whether you are selling the house, insulating the roof or making room for proper storage.
Clearing a loft is awkward, dusty work through a small opening. Our team carries everything down with the stairs and landing protected by dust sheets, puts aside anything you want to keep, and takes the rest away for disposal. Old insulation is bagged in the loft or removed with a vacuum extraction machine, which is far cleaner than dragging loose material across the landing in bin bags.
A loft that birds, squirrels or rats have been living in needs more than a sweep. Droppings, nesting material and soiled insulation are removed, and the affected joists and boards are cleaned and disinfected before anything new goes in. We also point out the likely ways in as we work, such as gaps at the eaves or broken vents, so they can be sealed and the problem does not simply return.
Everything carried down and taken away, with anything you want to keep set to one side first, then the loft cleaned.
Damp, compressed or soiled mineral wool bagged or vacuum-extracted right down to the ceiling boards.
Insulation spoiled by rodents, birds or a roof leak removed, and the joists cleaned and disinfected.
Builders' rubble, broken tiles, old felt scraps and years of dust removed so the loft is clean to work in.
Old boards screwed straight onto the joists lifted where they are squashing insulation or need replacing with a raised floor.
A clear, clean base so new insulation, and a raised storage floor if wanted, can go straight in.
Removed insulation, boards and clutter taken away, with recyclable materials separated where we can.
Ceiling voids above shops, offices and rented flats cleared and cleaned at times that suit the occupants.
Removing droppings and mouldy insulation stops dust and smells working their way down into the rooms underneath.
Fresh insulation laid on a clean base works as intended, rather than sitting on a crushed, damp layer of the old stuff.
In a clean loft, new droppings, leaks or damage show up quickly, so they get dealt with before they spread.
A cleared floor with no clutter or trip hazards makes the loft safer to walk into and store things in.
Not every old loft needs stripping out. Dry, clean insulation that has thinned over the years can usually stay and be topped up. Removal makes sense when the material is wet from a leak or condensation, smells, has been used by rodents, is badly compressed, or is mixed with rubble so the new layer cannot lie flat.
Damp is the most common reason. Wet mineral wool loses most of its insulating value and holds moisture against the joists and the plasterboard below. The cause, whether a slipped tile, a leaking tank or poor ventilation, has to be fixed first, or the new insulation will end up the same way.
Some older homes have loose, pebble-like vermiculite insulation, or old cement water tanks and flue pipes that may contain asbestos. The Health and Safety Executive advises that materials which might contain asbestos should be left undisturbed until they have been checked.
If we see anything suspicious, we stop work in that area and recommend a sample is tested. Where asbestos is confirmed, it is removed by a specialist asbestos contractor as the regulations require, and our clearance carries on once the area has been made safe.
A typical house loft is cleared in a day. Extracting a large amount of old insulation can add time, depending on the size of the roof and how the material comes out.
Yes. Boards fixed straight onto the joists can be lifted, the insulation underneath topped up or replaced, and a raised floor fitted in their place if you still want storage.
Someone needs to let us in and confirm what stays, but you do not have to be there all day. We protect the stairs and landing before anything comes down.
We clear and clean up after birds, squirrels and rodents and show you where they got in. An active infestation should be treated by a pest control company first, so we are not cleaning a loft that is still occupied.
Very little, because insulation is bagged or extracted in the loft rather than carried loose through the house. We sheet the route to the door and vacuum the landing before we leave.
Tell us a little about your property and the work you need. Add a few photos if you can, it helps us give you an accurate price sooner.
